If you are getting ready to build - Congratulations! Regardless of who you use, I hope you enjoy the experience. The custom home building process is fairly simple, but there are some critical steps to consider. You might have accomplished some of these things already. However, if you are truly starting from scratch, the list below is a good guideline:

Budget

Set an original budget before you do anything. Cost can vary greatly depending on what you build, where you build, and the topography of the land. The steeper the lot the more it will cost to construct a house on. On a flat lot, a custom home can be built for little as 140 per square foot. However, they can also cost 200 per square foot and even more.

Financing

If you are going to finance any of the project, it is a good idea to talk to your financial institution at any time. They will also have good ideas on the entire process.

Design

Have a rough idea of your design and where you plan to build. If you already have the plan and/or the property, you are a step ahead of the game. You are ready to contact a couple of builders to get their estimates on construction costs.

Land

If you do not have the land or the plan it will take a little longer to get started on construction. However, time will fly by and you will be ready for construction before you know it. Look at a plan book or the internet and try to find a home that has the look you desire. At this time do not be overly concerned if the floor plan on the particular home is just what you want, If you already have a plan, that’s great. Most designs will vary in cost.

Style

If all you have is a desired style along with approximate square footage: Make a list of all the amenities you desire Talk to a couple of builders to get some rough square foot pricing on the style of the home you desire. Cost can start as low as 140 SF and the sky is the limit. Once the builder looks at the plan, and the site if already chosen, they can then give you an idea of actual square foot cost.
